A Gulf-coast city in Collier County — beaches, walkable downtown, and a strong seasonal community. This is our first fully developed city guide.

Naples includes the historic downtown and Fifth Avenue South area, the Naples Pier and beachfront neighborhoods, Old Naples, Port Royal, Pelican Bay, and the wider Collier County communities around the city, including North Naples. Neighborhood character, housing types, and prices vary widely — visit in person and check current listings and local guidance before deciding.
Naples has a mix of single-family homes, condominiums, and seasonal properties. Housing costs are generally higher than the Florida statewide average, and insurance, flood, and homeowners-association costs matter here. Get current quotes and read association documents before buying.
Florida has no state personal income tax. Property taxes are assessed locally by the Collier County Property Appraiser, and homestead exemptions are filed with that office. Under Amendment 3, approved November 3, 2026, the non-school homestead exemption rises to $150,000 in 2027 and $250,000 in 2028 for people who were Florida residents on December 31, 2026. See the Residency & Amendment 3 Center for the full, sourced explanation — and note that implementation guidance is still pending.
Utility providers and services vary by address in Naples and Collier County. Check with the City of Naples and Collier County for water, sewer, trash, and permitting, and with your address directly for electric, internet, and other providers. For property records and homestead filing, contact the Collier County Property Appraiser.
